Field Verification. Measurement of existing site conditions to include building shell and common areas, tenant suite partitions, electrical and data locations, ceiling and lighting layout, and building finish standards.

As-Built Drawings. Input of information from field verification into AutoCAD format creating a floor plan showing existing conditions.

Strategic Programming. Meeting with Client to assess space requirements to include: specific departmental requirements, i.e. numbers and sizes of private offices, open workstations, conference rooms, associated support functions, i.e. copy, storage, IT, break rooms, etc., and corresponding adjacencies.

Space Planning. Creating a floor plan layout based on Client requirements within the parameters of the existing space - piecing the puzzle together.

Test Fit Plan. Preliminary plan created during programming/space planning phases to analyze the suit requirements.

Analysis of Square Foot Requirements. Assessment of square footage Implementation. common area functions as well as circulation study for evaluation of current and future office spatial needs.

Marketing Flyer. Floor Plan layout for use by brokers or building owners for purpose of showing availability and/or potential layout for prospective tenants.

Design-Build. Procedure to deliver a project where the design and construction aspects are contracted by a single entity. This system is used to minimize the project risks for the employer and to reduce the delivery schedule by overlapping the design phase and construction phase of a project

Preliminary Pricing Plan. Plan to identify Client project & design Scope for budgeting purposes.

Interior Design & Finish Selections. Color Coordination and conceptual color scheme options; selection and specification of all finish materials including flooring - carpet, tile, VCT, wood, sheet vinyl; wall finishes - paint, wall covering, decorative panels; cabinetry finishes - plastic laminate, wood veneer, metal]; door, frame and hardware assemblies; specialty ceiling and lighting applications; restroom fixtures and partitions, etc.

Furnishings & Equipment Layout. Plan created to identify size, specific requirements and location of furniture and equipment based on client programming.

Furniture Coordination. Assistance with the selection of furniture including workstations, desks, chairs, tables, etc. Coordination with furniture vendors in the bidding process and assessment of proposed furniture to aid Client in the decision making process. Coordination of fabric and finish selections to ensure a cohesive overall design.

Custom Cabinetry Design. Design, elevations, and details of built-in cabinetry including kitchen, workroom, reception desks, etc.

ADA/Title 24 Code Compliance. Site study to review existing parking, path of travel, main entry access, restrooms, and common area components for disabled access. Written report compiled based on findings of investigation.

Square Footage Calculations. Calculation of square footages for buildings and tenant spaces based on BOMA Standard. Provide useable square footage, core factor, and rentable square footage calculations. Maintain control calculations for multi-tenant buildings and business parks.

Color Boards. Coordinated presentation boards displaying selected finish materials.

Construction Drawings. Comprehensive architectural drawing set to include: floor plan, power & communications plan, reflected ceiling plan, elevations, details, and finish specifications for the purposes of bid issue, construction, and permit submittal.

Site Plan. Plan view showing building footprint, surrounding parking, and boundary streets.

Engineering/Mechanical, Electrical and Plumbing [MEP] Coordination. Coordination with MEP engineers or design/build contractor in order to provide a complete set of construction documents for permit submittal. See below for definitions of each trade.

Mechanical Plans. Plans showing heating, ventilation, and air conditioning (HVAC) design, ductwork layout, and Title 24 calculations.Mechanical plans are provided by engineering consultant or by design/build contractor.

Electrical Plans. Plans showing electrical single-line diagrams, panel schedules, and Title 24 calculations. Electrical plans are provided by engineering consultant or by design/build contractor.

Plumbing Plans. Plans detailing water and sewer lines and fixture connections. Plumbing plans are provided by engineering consultant or by design/build contractor.

City Permitting Services. Representation for city permitting process. Compilation of complete submittal package - construction documents including electrical, mechanical, and plumbing plans. Coordinate completion of all required forms for building department plan review and approval process.

Pre-construction & Job Site Meetings. Construction Kick-off Meeting, periodic job site visits, transcription of Meeting Minutes.

Project Management. Coordination with building owners, brokers, tenants, engineers, consultants, and contractors to ensure project information is shared and delivered as necessary for efficient and successful project completion. Final walk- through/punch list for identification of outstanding items to be completed prior to client sign-off approval.

Construction Management Services. Overall planning, scheduling & phasing, co-ordination and control of a project from inception to completion aimed at meeting a client’s requirements in order to produce a functionally and financially viable project that will be completed on time within authorized cost and to the required quality standards.

Construction Administration. Response to requests for information (RFI) from contractor and sub-contractors from bid process through construction; review and approval of project shop drawings and submittals; site visits and meetings through project completion.
